Summary of Inspection

All items listed in the Summary of each section are listed below. Additional comments may be written in the body of the report. Please read the entire report. All items listed below should be further evaluated, inspected, modified, and/or corrected by a licensed professional in that corresponding or related trade.

WDO refers to “Wood Destroying Organism” as defined by the Washington State Department of Agriculture

- Items in this font are general comments throughout report.

- Items in this font are considered a minor cost and/or cosmetic.

- Items in this font are considered a substantial cost or an extreme safety concern.

Electrical System

Plumbing System

Heating System

- Condensation is dripping from the pipe into the emergency drip catch pan

- Inadequate working space in front of furnace. This area should be 3’ in depth. Furthermore, the metal beneath the furnace is unsupported at the outer side and is conducive to a service technician falling thru the ceiling

- Explain the operation of the mechanical air intake and heating system. What activates the system ? How is the temperature set ?

Water Heater

- Pipes above the water heater made loud noises at random during the inspection. Recommend further evaluation by a licensed plumbing contractor

- Adjust hot water temperature to 120 deg F

Site

- North side yard slopes towards the house. Is there a specific drainage system below grade ? Why doesn’t this area slope towards a V ditch at the property line ?

- Is the 4” pipe on the South side yard a drainage or side sewer clean out ? The pipe should be cut and capped to grade

Building Exterior

- Touch up exterior trim at entryway

- Wood plant shelf at the Kitchen should be sloped to prevent wood rot

- Exposed OSB sheathing at fireplace should be sealed (add trim)

- Cut building paper from below siding at rear steps

- Add roofing or flashing at upper surface of all fascia (barge) tails

- Downspout at South side of entry should be properly secured

- Gutters should be cleaned of debris

- Exterior rear light inoperative (burnt out light bulb ?)

- Paint gas pipes with rust proof paint

- Gas earthquake valve is significantly out of level

Crawlspace

- Provide documentation that the ends of most of the floor trusses were designed and built without a vertical connection between the top and bottom cords (no field modifications; cut off ends)

- The floor trusses are supported by the mudsill which is exposed to the weather in several areas (non-louvered crawlspace vents). What provision has been made to prevent wind driven rain from entering the vents, collecting on the mudsill, and then rotting the untreated floor trusses ?

Garage

Living Room, Dining Room, and Den

- Stationary door strike at Den is not in the correct location

Floor 1 Bathroom

- Paint on floor tile near doorway

- Erratic water spray pattern from the shower head

Family Room

- Touch up paint above mantle

- Add batteries to back up battery compartment in the fireplace

Kitchen and Nook

- Hardwood floors to be repaired of scratches per agreement with buyer

- Properly secure false drawer front at cooktop (remove random part pinned between)

- Repair hole in cabinet above vent hood (add new skin overlay ?)

- Grout tile backsplash to window casing. Re-caulk countertop to backsplash

- Clean disposal of debris

- Sink faucet fully rotates. Set rotation limiters if available

- Electrical outlet not provided at right side of sink. Provide code provision that would allow this omission

Hallways

- Touch up walls and ½ wall near bedroom area of floor 2

- Touch up lower side of window sill at upper window of foyer

- Paint on carpeting near bonus room door

- Upper window at foyer is dirty. Clean window and verify no scratches on window

- Adjust weather-stripping at base of door from garage to house. Adjust strike plate for proper seal at upper left corner of the door (viewed from the interior)

Master Bedroom Suite

- Hot water valve for the shower does not function properly

Utility Room

Bedrooms 2, 3, and 4

Main Bathroom

- Erratic flow pattern from the bathtub spout

Bonus Room

- Stationary door strike is not in the correct location

- Active door will not stay in the fully open position
